8. BUILDING SURVEY REPORTS

Introduction

If you are looking to occupy an existing building or part of a building you will need to assess whether the building is suitable for your use. In addition to suitability a BSR often enables you to negotiate your purchase or lease price, subject to the amount of up-grade works required.

If you’re looking to sell a building you should know up front the issues with your building.

Does your insurer need expert advice on sprinklers etc?

Things for you to Consider

Mechanical:

  • Is there enough cooling and heating capacity in the existing plant?
  • Can you get enough outside air for code compliance and for those new meeting rooms?
  • Has the building got smoke spill or other required safety systems?
  • Is the plant in good condition and will last for your occupation?
  • Is the plant code compliant?
  • Is there enough space to install new plant for your new computer room?
  • Is the plant efficient or is it going to cost you an arm and a leg to run?
  • Can you discharge your process exhaust out of the building?
  • Is the car park code compliant with mechanical ventilation?

Electrical:

  • Is there enough lighting to provide required lighting levels for the work you do?
  • Is there sufficient CAT 5e cabling, or similar for your needs?
  • Is there suitable telecom carriers available to your building?
  • Is there enough power outlets?
  • Is your tenancy provided with sub metering so you only pay for your power?
  • Is the wiring infrastructure safe and code compliant?
  • Have you got required life safety systems (EWIS, smoke, lights etc)?
  • Is that lift big enough and fast enough for your needs?

Structural:

  • Can you knock down those walls you want to?
  • Is the building suitable for that new compactus?
  • Is the facade safe?

Acoustics:

  • Is that main road going to annoy your workers?
  • Can you operate your plant whilst complying with Council or EPA requirements?

Fire:

  • Is the building code compliant?

BCA:

  • Is the building code compliant?

Hydraulics:

  • Have you got enough toilets
  • Have you got sufficient hot water, gas capacity for your needs?
  • Do you need a grease arrestor
  • Does the roof have sufficient gutters and down pipes?
  • Are you in a flood prone area?
